Preparing Your Home for the Winter

We all know winter is on the horizon even as we enjoy the mild weather.  Get ready for winter by checking off these recommended maintenance guidelines and avoid costly and inconvenient heating or water system breakdowns.

Heating

Whatever kind of heating system you use – furnace, boiler, wood stove, pellet stove or boiler - now is the time to do your maintenance to make sure everything is in safe and reliable condition.

Furnaces

  • Have your furnace inspected and serviced by a qualified person
  • Check the furnace filter and clean or replace it
  • Check your fuel tank and piping for any leaks or damage
  • Make sure the rain cap is on and that you have fuel in your tank

Boilers

  • Have your boiler inspected and serviced by a qualified person
  • Check radiators for any signs of leakage
  • Remove baseboard convector cover, vacuum fins and replace the cover
  • Check your fuel tank and piping for any leaks or damage
  • Make sure the rain cap is on and that you have fuel in your tank

Wood Stove

  • Remove ash
  • Check for broken bricks, replace if needed
  • Inspect door fittings and gaskets, replace if needed
  • Get your wood – dry, seasoned wood is essential for efficient heating
  • Clean your chimney – check for corrosion, rust – clean or repair

Pellet Stove

  • Remove ash
  • Clean the burn pot and vacuum out the front of the stove
  • Clear the exchanger tube - pull out and push in the lever in the front or top of the stove several times
  • Clean the stove pipe using a stove pipe brush
  • Use a small paint brush to clean the blower motor and fan
  • Check the gaskets around the door and replace them if they are worn out

Water Systems

Water Delivery

  • Check your exposed pipes for any signs of leaks
  • Make sure water fill up and sewage pump out lines are not blocked
  • Oil your water pressure pump according to manufacturer recommendations
  • Shut off any valves to outside faucets; drain

Water Mains

  • Make sure your circ pump is on and working
  • Shut off any valves to outside faucets; drain
  • Check your water and sewer pipe insulation – repair or replace any damage
  • If your water and sewer pipes are not insulated – insulate them
